The Untold Story of a Gamechanger Delivering Ramarajya 2.0
In conversation with Dr. (hc) Rishabh Shukla, Editorial Director, Realty Files
In Indian real estate, where trust is often questioned, Chankit Mota has emerged as one of the rare developers whose word carries weight. His journey is extraordinary: at an age when most would chase degrees, he walked out of his Masters’ final exams to launch his first project. What seemed reckless to some was, in truth, the beginning of a game-changing career built on conviction, courage, and credibility.
Hailing from a generous Gujarati Jain family (Kutch, Vagad), Chankit grew up with strong values of honesty and balance. A true family person, he is known for managing his business, family, and health with equal dedication. His father, Shri Mansukh Bhai Mota, himself a renowned developer, set the foundation with ventures like Mahavir Developers and Fenil Enterprises. Carrying forward this legacy, Chankit became the Founder & CEO of Avion Developers and Anon Developers, and over the last 15 years has delivered remarkable projects such as Shree Ganesh Prasad CHS, Anon Avenue, Sapphire, Giriraj, and many more. His ongoing projects—Om Shankar Bhavan, Mulund Jalaram Society, and Avion Chandralok—spread across New Mumbai, Thane, and Mulund, are further solidifying his position as a developer with vision.
Affectionately referred to in industry circles as “The Credible Visionary”, Chankit carries an attractive aura that draws respect both personally and professionally. His credibility is such that he has never taken a loan to develop projects, never made false commitments, and never compromised on honesty—a rare feat in today’s real estate sector.
Q&A With Chankit Mota
RS: You left your Masters’ finals midway to launch your first project. What gave you the conviction to take that leap?
CM: Real estate, for me, has never been just a career—it’s a passion. I could either sit for another exam or build something that would outlive me. I chose the latter. That moment of risk shaped me into who I am today.
RS: On a personal note, walking away from academics must have been tough on your family. How did you deal with that emotional pressure?
CM: That was the hardest part. My family worried about uncertainty. There were nights of self-doubt, but I stayed committed. Today, when I see families move into my projects and call them their home, that emotional validation makes every sacrifice worthwhile.
RS: In an industry where credibility is hard to earn, you’ve been called one of the most trusted young developers. How do you define credibility?
CM: Credibility is earned through delivery. People don’t just buy walls—they invest their dreams and life savings. For me, honesty, timelines, and standing by my word are non-negotiable. My contemporaries know I keep my commitments. That bond of trust is priceless.
RS: You come from a family with a strong legacy in real estate. How has your father’s influence shaped your approach as a developer?
CM: My father, Shri Mansukh Bhai Mota, is my first mentor. Watching him lead his real estate ventures with honesty and discipline taught me that credibility is the strongest foundation. He showed me that you can grow without shortcuts, and that lesson has stayed with me from day one.
RS: Many young entrepreneurs look up to you as someone who took bold risks early in life. What would you tell those considering real estate as their career?
CM: Real estate isn’t just about building structures—it’s about building trust. If you’re entering this field, know that shortcuts won’t take you far. Work with patience, dedication, and integrity. Be passionate, but also be disciplined. If you can balance both, you’ll not just build projects—you’ll build a legacy.
RS: Outside of real estate, you’re passionate about fitness. How does that discipline reflect in your business style?
CM: Fitness teaches you discipline, resilience, and focus. You learn to push through challenges, stay consistent, and balance energy. Real estate is the same—volatile, competitive, full of pressure. Fitness keeps me sharp, patient, and strategic.
RS: Where do you see Indian real estate heading in the next five years, and where do you see yourself in that journey?
CM: In the next five years, Mumbai real estate will only get more expensive. This is the right time to purchase your home because pricing and inventory options that exist today won’t be available in the near future. With plenty of infrastructure projects underway, it is anticipated that 80% of Mumbai will be developed within five years. I see myself contributing by creating sustainable, community-driven spaces that inspire others. If my projects can set a benchmark for Ramarajya 2.0 communities, my journey will be truly meaningful.
RS: Avion Chandralok is already being spoken of as a landmark in Mulund. What makes this project more than just another residential tower?
CM: Avion Chandralok is my vision of Ramarajya 2.0 brought to life. It’s a 21-storey premium tower with a double-heighted lobby, gym, podium parking, kids’ play zones, and a senior citizen park. But beyond amenities, it’s about balance. Families here don’t just get square footage—they get a lifestyle where every generation has its own space, dignity, and comfort. Its location, just five minutes from Mulund station and close to Kalidas Sports Club, makes it deeply connected yet private.
RS: The term Ramarajya 2.0 is powerful. How does Avion Chandralok reflect that philosophy?
CM: Ramarajya was about fairness, harmony, and prosperity for all. Avion Chandralok is designed with the same values. For children, there’s safety and play. For seniors, peace and dignity. For working families, connectivity without chaos. Luxury here isn’t exclusionary—it’s inclusive. That’s what Ramarajya 2.0 means in real estate: homes that unite generations and create communities, not just apartments.
RS: What advice would you like to give to fellow developers, especially the younger ones entering the industry?
CM: In real estate, slow and steady truly wins the race. The moment you compromise on honesty, your entire reputation can collapse. Build with integrity, deliver with dedication, and stay true to your word. And remember—never measure your journey against someone else’s. Every path is different, but only integrity ensures lasting success.
The Final Word: Success Without Compromise
In his 15-year journey of development and redevelopment, Chankit Mota has delivered projects that stand as enduring landmarks of credibility and vision. With Avion Chandralok as his flagship, he is setting the tone for a new chapter—signature series buildings that will shape the skylines of both South Bombay and suburban Mumbai, while carrying forward his promise of dignity, inclusivity, and trust. His journey is not just that of a builder but of a visionary from a deeply rooted Jain family who risked convention to redefine how communities live and thrive. With projects that have never relied on loans, a reputation built on no false commitments, and a code of conduct anchored in honesty, he continues to shape Mumbai’s real estate brick by brick. For Chankit Mota, real estate is not about selling apartments—it is about delivering a promise: that modern India can still build communities rooted in dignity, inclusivity, and harmony. In short, Ramarajya 2.0—delivered with heart, vision, and trust. He is, undeniably, an inspiration for the upcoming generation.
